Discusses the claims to the Waldo Patent, particularly that of William Wetmore, the husband of Sarah, Lucy Knox's cousin. Makes arrangements with Winslow for a trip to Boston to discuss the claims. Asks Winslow to attend an upcoming meeting of the Ten Proprietors to discuss land surveys and the proprietors's allotments. Requests that he tell them the allotments cannot be given to them until the government legally grants the claim to Knox, Winslow and their associates. Writes a list of points that they need to go over.

Asks for Knox to pay off an old Flucker family debt. Explains that he moved to Flucker land before the war, and through his own "Industry, Care & Labour," he saved a sum of money. He lent the money to Mr. Flucker, who already owed him a substantial sum, and who gave him a "note of Land on Interest," which Wheaton now holds. He has only received a tiny amount of the money back, which has now doubled due to interest. White will be "entitled to a deed of your lot in New-Canaan" if White pays Knox the $85 with interest that he owes Knox.

Offers one hundred pounds rent per year: "I am willing to give this sum although from the most favorable calculations I find it shall bring me in debt... I cannot in justice to myself offer a greater rent than one hundred pounds for the farm, house, & its appendages." Written in Dorchester, a neighborhood of Boston, Massachusetts.

Received Wendell's letter of 27 April, which offered to sell Knox 2,500 acres of land in the Muscongus Patent (a portion of the Waldo Patent). Says he would not be unwilling to buy the land at a good price, but that it would be "improper" to do so. Tells Wendell that he should not feel "under the least engagement to me" and that he should get the best price he can for the land. Pencil note below docket says "Recd from Mrs. Husther(?) Nov. 6 1844."

Says he removed the remaining portion of the roof on the house because it was damaged (likely from a storm). Also discusses the compensation he deserves for his work and the possibility of Knox selling the island. A small portion of the letter is missing at the bottom causing minor text loss.

James Wendell claims to own about two thousand five hundred acres adjoining the Waldo patent which he wishes Knox to purchase. If he does so "on generous terms" John will give a piece of land in Portsmouth to the Flucker family, Knox's in-laws.
