Minutes of meetings concerning land claims of a variety of settlers, examined on a case-by-case basis. The claims pertain to lands "in the first Range North of the Waldo Patent." The meetings were presided over by Salem Towne "in pursuance of a Resolve of the General Court." Minutes were taken by Samuel E. Dutton, who included several comments of his own throughout.

The first section, apparently in Knox's hand, outlines the lines of ownership and inheritance related to Mrs. Hannah Flucker's estate: declares that upon the death of Mrs. Hannah Flucker (the mother of Lucy Knox), half of the estate went to the Captain Thomas Flucker (Lucy's brother) and his heirs, one quarter went to Mrs. Hannah Urquhart Harwood (Lucy's sister) and her heirs, and one quarter went to Lucy. The writer would like to know whether Mrs. Harwood and the heirs of Captain Flucker (who died in 1784) can claim their inheritance, since Harwood and Flucker left…

Wait wonders if he could help Chase in "procuring a few great names," such as President [John] Adams and Governor [Caleb] Strong, in addition to Knox himself (perhaps for interviews for the book). Adds that Wait and a Mr. Hopkins are publishing the book with Chase, and if it is successful, there may be more books to be published, and Wait will be able to overcome financial hardship.
